Delivery of 38 new-build, high-quality, affordable homes on multiple infill sites around Hounslow borough.

Habinteg Phase 1 is part of a borough-wide initiative to provide affordable-rent and accessible social housing for the increasing need within the area. The development includes a mix of accessible bungalows, small-rise apartment blocks and affordable family homes carefully designed to integrate into the surrounding residential neighbourhoods by thoughtful design of the small infill sites.

The main challenges to the development sites were the shallow groundwater, affecting both foundations and SUDS drainage, along with existing buried services within some of the sites that had to be diverted or abandoned.

Vertex has delivered an integrated structural and civil engineering design, working in conjunction with the project architect and mechanical and electrical engineer, to meet the demands of the small and constrained sites. Innovative design was used to enable the use of extra-wide cavity walls to ensure the stringent thermal requirements were met.

Civil engineering design included the co-ordinated road and access infrastructure, drainage systems and Sustainable Drainage Systems (SUDS) to meet local and national standards and needed to work around the constrained spaces between existing neighbouring buildings, new foundations, existing infrastructure and utility corridors.
