The development consists of eight blocks up to 6 storeys high, four commercial units and a large basement car park. Most of the accommodation is provided as apartments with one block of ‘traditional’ load-bearing masonry townhouses, 3-storeys high.
The new buildings and basement cover the majority of the site area which presents logistical challenges for construction. Additional challenges included the need to divert 3 major sewers and incorporate SUDS to limit surface water discharge.
Reinforced concrete frames with blade columns and flat slabs form the structure of most of the blocks. This provides an inherent fire and sound insulation whilst allowing easy distribution of services and maximising floor to ceiling heights. Stability is provided by robust concrete ‘core’ walls surrounding stairs and lift shafts and foundations are piled. The basement car park is designed using waterproof concrete with contiguous piled retaining walls with a transfer slab at ground level to support a 3 storeys of residential accommodation.
