This project involved the repurposing and conversion of disused viaduct arches at Wood Lane train station into premium retail units. The goal was to transform underutilized infrastructure into vibrant, high-end commercial spaces while preserving the architectural character of the existing structures. The project delivered a series of bespoke retail units beneath the viaduct, contributing to the regeneration of the surrounding area and enhancing the station's integration into the urban fabric.
The primary challenge was undertaking major civil and structural works within and around a fully operational transport hub. Maintaining the safety and continuity of train services was critical throughout the project. Detailed coordination with TfL and multiple stakeholders was essential, particularly when working in proximity to live track and passenger areas. Additionally, the ageing infrastructure required extensive assessment to ensure its suitability for adaptation to modern use without compromising its integrity or the station’s day-to-day operations.
Comprehensive structural assessments and civil assurance processes were carried out on the existing viaduct arches and associated TfL assets, including below-ground drainage systems. These evaluations informed the design and execution of strengthening works and modifications necessary to support the new retail fit-outs. The works enabled both individual and combined retail spaces, offering flexibility to future tenants. Key structural interventions were undertaken with precision to avoid disruption to existing services and ensure the long-term durability of the converted arches. Despite the complexity of the site and its constraints, the project was successfully delivered while maintaining full operation of the train station.
